Is Hurst getting better or worse?

Alright, I work in education and Household incomes average around $71,743 in Hurst. It's a a smaller city city with about 39,912 people. Poverty rate is 8.4%, which is pretty low. Homes are going for about $287,600 on average. The food scene here is surprisingly good. The city has invested a lot in new development. Is this normal for Hurst? Thanks in advance! The weather takes some getting used to. Traffic can be rough during rush hour, no sugarcoating that. The parks and outdoor areas are a huge plus. Night life is decent if you know the right spots. People here are genuinely friendly, not just surface-level. There's a real sense of community in certain neighborhoods. There's a growing tech scene which is exciting. The food scene here is surprisingly good. Cost of living is definitely rising, but still manageable. The suburbs are where most families end up. It's a very car-dependent city, for better or worse. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a marketing manager, 52, moved here 8 years ago from Phoenix. I've lived in Sunset and West, and traveled to most parts of the metro.

**What I love:**
1. Good internet infrastructure
2. Four distinct seasons
3. Diverse dining options
4. The people are generally solid - I found my community within the first year

**What I don't love:**
1. Can feel isolated
2. Homeless population growing downtown
3. The pet-friendliness situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Sunset: Great for families. hit or miss vibes, walkable.
- West: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Phoenix, everything felt pretty good. Rent is about /mo. Groceries are reasonable. Gas is developing. You can live comfortably on $70K-$130K here.

We moved here with our family and it's not perfect but it works for me. Schools in Old Town area are hit or miss. Kids love it here.

If you're remote, this place is great for cost of living. it exceeded my expectations. Internet is better than expected in most areas.
