With a population of 25,897, Imperial Beach is a smaller city. The city has invested a lot in new development. What are your go-to spots? The suburbs are where most families end up. Traffic can be rough during rush hour, no sugarcoating that.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Meadowbrook for 4 years. Moved from Baltimore for work. Here's my honest, detailed take:
**Housing:**
The market right now is challenging. We bought in 2024 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Lots of new construction which should help.
**Employment:**
real estate is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
it's exactly what I was looking for. The outdoor scene is pretty good - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Meadowbrook schools are challenging. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited high-paying job options. Property taxes are high. And housing market can be frustrating.
**Bottom line:**
For couples, I'd say this is a 7/10. Good luck with whatever you decide.. Feel free to ask specific questions - happy to help.

Great question. I'll try to be comprehensive here.
I'm a data analyst who relocated here from Miami about 9 years ago. The main reasons were quality of life and a fresh start.
Pros I've experienced:
- Nice parks and green spaces
- Good internet infrastructure
- Good airport with direct flights
Cons that are real:
- Property taxes are high
- Homeless population growing downtown
Financially, we've found it challenging compared to where we came from. Lots of new construction which should help. Groceries are wild, gas is decent.
Socially, it's not perfect but it works for me. Good luck with whatever you decide..

I'd say the biggest thing people don't talk about is weather. I genuinely enjoy living here. Worth doing your research before committing.
