Cost of living reality check — Independence

Hey, I've been here for 8 years and The median home value here is around $166,400, which is actually reasonable. Homes are going for about $166,400 on average. It's changing fast — some good, some not so much. Has anyone dealt with this? Night life is decent if you know the right spots. It's not perfect, but the community is solid.

I'd say the biggest thing people don't talk about is pet-friendliness. it was the best decision I ever made. Worth doing your research before committing.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 11 years. Moved from Pittsburgh for weather. Here's my honest, detailed take:

**Housing:**
The market right now is challenging. We bought in 2024 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Lots of new construction which should help.

**Employment:**
tech is strong here. engineering is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is challenging - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Homeless population growing downtown. And public transit can be frustrating.

**Bottom line:**

Came here for a fresh start and stayed because it's exactly what I was looking for. The dating scene is honestly improving and I don't see that changing anytime soon.
