Is Indianola still affordable?

So, Crime rate is something to consider -Indianola sits at 1,238.3 per 100K. With a population of 9,360, Indianola is a small town. Average temperature is around 64--F, so the weather is moderate. You can expect to pay around $763 for rent here. Poverty rate is 21.6%, which is higher than I expected. Public transit needs a lot of work honestly. The school system varies a lot by neighborhood. The weather takes some getting used to. The food scene here is surprisingly good.

Pros:
- Nice parks and trails
- Growing food scene
- Plenty of shopping options
- Active local events

Cons:
- Hot summers
- Sprawl everywhere
- Not enough green space
What neighborhoods would you suggest? Thanks in advance! The city has invested a lot in new development. Traffic can be rough during rush hour, no sugarcoating that. Night life is decent if you know the right spots. It's a very car-dependent city, for better or worse. Downtown has improved a lot in recent years. The parks and outdoor areas are a huge plus. Cost of living is definitely rising, but still manageable. There's a growing tech scene which is exciting. It's changing fast -some good, some not so much.
