Is it worth buying in Irving?

OK so It's a a mid-size city city with about 255K people. Poverty rate is 8.5%, which is pretty low. The food scene here is surprisingly good. It's a very car-dependent city, for better or worse. Appreciate any input. People here are genuinely friendly, not just surface-level.

I'm a marketing manager and I've found I'm still on the fence after all this time. The community is pretty good and there's always something going on.
