Things Ives Estates needs to improve

Been meaning to ask this. I'm retired and Household incomes average around $67,841 in Ives Estates. The median home value here is around $287,500, which seems about average. Public transit needs a lot of work honestly. The city has invested a lot in new development. The school system varies a lot by neighborhood. Thoughts? There's a growing tech scene which is exciting. Downtown has improved a lot in recent years. I'd say it's better for families than young singles. It's not perfect, but the community is solid. The city has invested a lot in new development. Property taxes are high but you get good services. The suburbs are where most families end up. Traffic can be rough during rush hour, no sugarcoating that. There's a growing tech scene which is exciting. People here are genuinely friendly, not just surface-level.

Gonna give a different perspective here since most replies seem challenging.

I've been here 14 years and the quality of life is solid. The thing nobody mentions is traffic. It's wild and it affects daily life more than you'd think.

That said, the housing market is legit. And if you're into biking, this place is pretty good.

Neighborhood matters A LOT here. The Eastside side vs the Cedar Grove side are basically different cities. Make sure you visit both before deciding.

Your mileage may vary depending on what you're looking for..

I've lived in Greenfield for about 9 years now, so I can give you a pretty detailed perspective.

it exceeded my expectations. When I first moved here from Denver, I was surprised by outdoor recreation. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Cost of living is very reasonable
- Great outdoor activities nearby
- The school system scene is average

The downsides:
- Can feel isolated
- Limited shopping options

Overall I'd rate it 5/10 for families. Feel free to reach out with questions..

I've been here 13 years and I genuinely enjoy living here. The thing nobody mentions is outdoor recreation. It's growing and it affects daily life more than you'd think.

That said, the traffic is legit. And if you're into running, this place is average.

Neighborhood matters A LOT here. The Cedar Grove side vs the Oak Park side are basically different cities. Make sure you visit both before deciding.

Would recommend to anyone considering it..

Public transit is hit or miss here. You'll probably need a car for most things. it exceeded my expectations.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in The Heights for 2 years. Moved from Boston for quality of life. Here's my honest, detailed take:

**Housing:**
The market right now is average. We bought in 2020 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
real estate is strong here. government is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
it was the best decision I ever made. The outdoor scene is decent - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. The Heights schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Not very walkable outside downtown. And healthcare can be frustrating.

**Bottom line:**
For families, I'd say this is a 8/10. Your mileage may vary depending on what you're looking for.. Feel free to ask specific questions - happy to help.

Real talk - this place is not for everyone, and I think that's OK.

If you value healthcare, you'll love it. The job market is genuinely surprisingly good and I've found it's been a really good experience overall. My neighborhood (Pine Hills) is developing and I feel safe walking around at night.

But if you're coming from Miami, be prepared for the culture shock. nightlife is completely different here. And Rising rent and home prices.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
