Longtime lurker here, My family moved here when I was a kid. Poverty rate is 5.1%, which is pretty low. The unemployment rate is 4.0%, which is pretty low. Crime rate is something to consider -Ives Estates sits at 798.4 per 100K. With a population of 26,154, Ives Estates is a smaller city. It's a very car-dependent city, for better or worse. The parks and outdoor areas are a huge plus. Traffic can be rough during rush hour, no sugarcoating that.

Background: I'm a software engineer, 57, moved here 4 years ago from Austin. I've lived in North and Riverside, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Low crime in most neighborhoods
3. Close to major attractions
4. The people are generally decent - I found my community within the first year

**What I don't love:**
1. Limited shopping options
2. Homeless population growing downtown
3. The healthcare situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- North: Great for retirees. challenging vibes, walkable.
- Riverside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Austin, everything felt better than expected. Rent is about /mo. Groceries are manageable. Gas is growing. You can live comfortably on $100K-$130K here.

I've been in North for 5 years. Moved from San Francisco for weather. Here's my honest, detailed take:

**Housing:**
The market right now is average. We bought in 2022 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Older homes are where the value is.

**Employment:**
healthcare is strong here. marketing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is tough - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. North schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.
