Military spouse here. Homes are going for about $132,300 on average. The parks and outdoor areas are a huge plus. Traffic can be rough during rush hour, no sugarcoating that. TIA!

Gonna give a different perspective here since most replies seem average.
I've been here 15 years and it exceeded my expectations. The thing nobody mentions is job market. It's affordable and it affects daily life more than you'd think.
That said, the community vibe is legit. And if you're into surfing, this place is pretty good.
Neighborhood matters A LOT here. The North side vs the Westside side are basically different cities. Make sure you visit both before deciding.
Your mileage may vary depending on what you're looking for..

I'd say the biggest thing people don't talk about is job market. it's improved dramatically in recent years. Worth doing your research before committing.

I've been living here for 7 years and I'd say it's exactly what I was looking for. The cost of living is decent compared to other places I've lived. Overall Feel free to reach out with questions..

Weather-wise, the summers are pretty good and winters are pricey. You get used to it after the first year.

I've lived in Pine Hills for about 14 years now, so I can give you a pretty detailed perspective.
it exceeded my expectations. When I first moved here from Boston, I was surprised by food scene. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Great outdoor activities nearby
- Growing food and restaurant scene
- The job market scene is hit or miss
The downsides:
- Winters are long and cold
- Bugs and humidity in summer
Overall I'd rate it 6/10 for families. Would recommend to anyone considering it..

I've been here 13 years and it was the best decision I ever made. The thing nobody mentions is public transit. It's pricey and it affects daily life more than you'd think.
That said, the job market is legit. And if you're into golfing, this place is tough.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Uptown for 4 years. Moved from Austin for family. Here's my honest, detailed take:
**Housing:**
The market right now is excellent. We bought in 2018 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 1-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
legal is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.
**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is pretty good - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Uptown schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Not a lot of cultural diversity. And pet-friendliness can be frustrating.
**Bottom line:**
For singles, I'd say this is a 5/10. Would recommend to anyone considering it.. Feel free to ask specific questions - happy to help.

Bought a house here in 2015 and the quality of life is solid. Property values have gone down slightly since then.
