Curious what people think. Homes are going for about $108,200 on average. Thoughts?

Bought a house here in 2023 and it's improved dramatically in recent years. Property values have gone down slightly since then.

Real talk - this place is not for everyone, and I think that's OK.
If you value cultural scene, you'll love it. The school system is genuinely challenging and I've found it's improved dramatically in recent years. My neighborhood (Maple Ridge) is growing and I feel safe walking around at night.
But if you're coming from Houston, be prepared for the culture shock. job market is completely different here. And Limited entertainment options.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Great question. I'll try to be comprehensive here.
I'm a pharmacist who relocated here from Pittsburgh about 1 years ago. The main reasons were family and a fresh start.
Pros I've experienced:
- Good internet infrastructure
- Active local events and festivals
- Four distinct seasons
Cons that are real:
- Road conditions need improvement
- Far from beaches/mountains
Financially, we've found it surprisingly good compared to where we came from. Buying is tough right now, renting is more reasonable. Groceries are pricey, gas is average.
Socially, it's not perfect but it works for me. Would recommend to anyone considering it..

I've lived in Fairview for about 10 years now, so I can give you a pretty detailed perspective.
it was the best decision I ever made. When I first moved here from Raleigh, I was surprised by food scene. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Friendly community, easy to meet people
- Decent public transit for the size
- The walkability scene is average
The downsides:
- Chain restaurants dominate
- Bugs and humidity in summer
Overall I'd rate it 5/10 for families. It's not for everyone but it works for us..

Came here for retirement and stayed because I'm still on the fence after all this time. The healthcare is honestly decent and I don't see that changing anytime soon.

Renting here right now, paying about /mo for a 3-bedroom. it's exactly what I was looking for. Compared to Pittsburgh it's decent.

I'd say the biggest thing people don't talk about is cultural scene. I wouldn't want to live anywhere else right now. Worth doing your research before committing.

A few things worth knowing:
- Nice parks and green spaces
- Good airport with direct flights
- The cost of living scene is better than expected
The downsides:
- Summers can be brutally hot
- Limited entertainment options
Overall I'd rate it 8/10 for retirees. Hope this helps!.

The food scene here is solid. Tons of great sushi places. I have mixed feelings honestly.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 12 years. Moved from Dallas for weather. Here's my honest, detailed take:
**Housing:**
The market right now is surprisingly good. We bought in 2020 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. It's gotten pricier but still beats the coasts.
**Employment:**
retail is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.
**Quality of Life:**
it's not perfect but it works for me. The outdoor scene is solid - we have hiking trails within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Limited shopping options. And cultural scene can be frustrating.
**Bottom line:**
For young professionals, I'd say this is a 7/10. Hope this helps!. Feel free to ask specific questions - happy to help.

Weather-wise, the summers are decent and winters are manageable. You get used to it after the first year.
