Rent in Jackson getting crazy

I'm originally from Omaha and Homes are going for about $108,200 on average. It's a a mid-size city city with about 150K people. With a population of 150K, Jackson is a mid-size city. The median home value here is around $108,200, which is actually reasonable. Cost of living is definitely rising, but still manageable. There's a growing tech scene which is exciting. Night life is decent if you know the right spots. It's changing fast — some good, some not so much. It's a very car-dependent city, for better or worse.

Pros:
- Close to nature
- Diverse community
- Strong sense of community

Cons:
- Not very walkable
- High property taxes
- Few job opportunities in some fields
Should I be concerned? The parks and outdoor areas are a huge plus. Downtown has improved a lot in recent years. The school system varies a lot by neighborhood. There's a growing tech scene which is exciting. There's a real sense of community in certain neighborhoods. Honestly, I think it's a great place if you know where to look. Real talk - this place is not for everyone, and I think that's OK.

If you value housing market, you'll love it. The healthcare is genuinely hit or miss and I've found it's not perfect but it works for me. My neighborhood (Uptown) is reasonable and I feel safe walking around at night.

But if you're coming from Phoenix, be prepared for the culture shock. walkability is completely different here. And Not very walkable outside downtown.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
