Housing market in Jacksonville Beach right now

Anyone else feel this way? I'm retired and The median home value here is around $523,600, which is pretty steep. Rent is about $1,867/month for a decent place. There's a real sense of community in certain neighborhoods. Traffic can be rough during rush hour, no sugarcoating that. Am I wrong here? Cost of living is definitely rising, but still manageable. There's a growing tech scene which is exciting. The suburbs are where most families end up. It's changing fast -some good, some not so much. Public transit needs a lot of work honestly.
