First post here. The median home value here is around $209,700, which is actually reasonable. There's a real sense of community in certain neighborhoods. The parks and outdoor areas are a huge plus. Worth the trade-offs? Downtown has improved a lot in recent years. It's not perfect, but the community is solid.

Gonna give a different perspective here since most replies seem average.
I've been here 5 years and it's not perfect but it works for me. The thing nobody mentions is job market. It's competitive and it affects daily life more than you'd think.
That said, the cost of living is legit. And if you're into hiking, this place is better than expected.
Neighborhood matters A LOT here. The Eastside side vs the West side are basically different cities. Make sure you visit both before deciding.
Give it a chance - it might surprise you..

Depends on what you're looking for honestly. If you want walkability, then yeah this place is great. But if traffic matters to you, might want to look elsewhere.

We moved here with our family and there are trade-offs but the good outweighs the bad. Schools in Midtown area are surprisingly good. Kids love it here.

I've lived in Pine Hills for about 5 years now, so I can give you a pretty detailed perspective.
the quality of life is solid. When I first moved here from Salt Lake City, I was surprised by dating scene. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Cost of living is very reasonable
- Good schools in most areas
- The public transit scene is pretty good
The downsides:
- Limited shopping options
- Bugs and humidity in summer
Overall I'd rate it 7/10 for families. Your mileage may vary depending on what you're looking for..
