Things that make Jasmine Estates unique

First post here. I work in insurance and Average temperature is around 73--F, so it's warm year-round. Poverty rate is 15.0%, which is around average. With a population of 23,151, Jasmine Estates is a small town. The unemployment rate is 3.0%, which is pretty low. Property taxes are high but you get good services. The school system varies a lot by neighborhood. Honestly, I think it's a great place if you know where to look. It's a very car-dependent city, for better or worse. Traffic can be rough during rush hour, no sugarcoating that.

Pros:
- Affordable cost of living
- Close to nature
- Diverse community
- Low taxes

Cons:
- Limited public transit
- High property taxes
- Poor road conditions
- Homelessness issues downtown
- Not enough green space
