Rent in Jellico getting crazy

Hey folks, I'm a 25-year-old real estate agent and Crime rate is something to consider -Jellico sits at 323.9 per 100K. Household incomes average around $41,111 in Jellico. It's a very car-dependent city, for better or worse. The school system varies a lot by neighborhood. Am I overthinking this? Thanks for reading.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Sunset for 5 years. Moved from Dallas for work. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2020 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. The market is competitive but not impossible.

**Employment:**
engineering is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.

**Quality of Life:**
there are trade-offs but the good outweighs the bad. The outdoor scene is average - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Sunset schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Limited public transit options. Urban sprawl is real. And walkability can be frustrating.

**Bottom line:**
For families, I'd say this is a 8/10. No regrets on my end.. Feel free to ask specific questions - happy to help.

Real talk - this place is not for everyone, and I think that's OK.

If you value healthcare, you'll love it. The traffic is genuinely hit or miss and I've found it's not perfect but it works for me. My neighborhood (East) is established and I feel safe walking around at night.

But if you're coming from Raleigh, be prepared for the culture shock. food scene is completely different here. And Limited public transit options.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

OK so I've been meaning to write this for a while. I moved here 4 years ago from Charlotte and here's my honest breakdown:

Housing: Older homes are where the value is. We're paying /mo for a 4-bed in Oak Park. It's better than expected for what you get.

Jobs: The market is wild right now, especially in healthcare. If you're in finance you might struggle.

People: Generally excellent. It took about 3 months to build a solid friend group.

Food: decent. Tons of options if you like BBQ.

Your mileage may vary depending on what you're looking for..

I've been living here for 11 years and I'd say the quality of life is solid. The safety is underrated compared to other places I've lived. Overall Good luck with whatever you decide..
