Affordable areas near Jericho?

Hey folks, Military spouse here. Crime rate is something to consider -Jericho sits at 22.0 per 100K. It's a a small town city with about 14,117 people. Property taxes are high but you get good services. I'd say it's better for families than young singles. What are your go-to spots? Public transit needs a lot of work honestly.

Background: I'm a accountant, 41, moved here 15 years ago from Tampa. I've lived in East and Eastside, and traveled to most parts of the metro.

**What I love:**
1. Friendly community, easy to meet people
2. Decent public transit for the size
3. Strong sense of community
4. The people are generally underrated - I found my community within the first year

**What I don't love:**
1. Not a lot of cultural diversity
2. Limited entertainment options
3. The housing market situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- East: Great for retirees. surprisingly good vibes, walkable.
- Eastside: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Tampa, everything felt solid. Rent is about /mo. Groceries are pricey. Gas is pricey. You can live comfortably on $90K-$80K here.

**Final verdict:**

3. Good airport with direct flights
4. The people are generally average - I found my community within the first year

**What I don't love:**
1. Rising rent and home prices
2. Can feel isolated
3. The outdoor recreation situation is reasonable and doesn't seem to be improving

- Greenfield: Great for families. better than expected vibes, walkable.
- Highland: More affordable, family-friendly.

**Neighborhoods I'd avoid:**

Great question. I'll try to be comprehensive here.

I'm a sales manager who relocated here from San Diego about 8 years ago. The main reasons were family and work.

Pros I've experienced:
- Good healthcare facilities
- Strong job market in several industries
- Lots of new development happening

Cons that are real:
- Limited public transit options
- Rising rent and home prices

Financially, we've found it decent compared to where we came from. If you look outside the main areas you can find deals. Groceries are stable, gas is tough.

Socially, I love the pace of life here. Happy to answer more specific questions..
