Is Johns Creek getting better or worse?

Random thought, I'm a remote worker and Average temperature is around 62--F, so the weather is moderate. Crime rate is something to consider -Johns Creek sits at 33.2 per 100K. Median household income is $160,185, which feels pretty solid for the area. Homes are going for about $583,700 on average. The median home value here is around $583,700, which is pretty steep. People here are genuinely friendly, not just surface-level. The suburbs are where most families end up. I'd say it's better for families than young singles. Downtown has improved a lot in recent years. Public transit needs a lot of work honestly.

Pros:
- Friendly people
- Growing food scene
- Low crime in most areas
- Strong sense of community

Cons:
- Sprawl everywhere
- Not very walkable
- Lack of diversity
Is this normal for Johns Creek? Thanks! It's a very car-dependent city, for better or worse. Traffic can be rough during rush hour, no sugarcoating that. Cost of living is definitely rising, but still manageable. The weather takes some getting used to. There's a real sense of community in certain neighborhoods. Traffic can be rough during rush hour, no sugarcoating that. The food scene here is surprisingly good. The parks and outdoor areas are a huge plus. Night life is decent if you know the right spots. I'd say it's better for families than young singles. The city has invested a lot in new development. It's not perfect, but the community is solid. Property taxes are high but you get good services. Night life is decent if you know the right spots.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 36, moved here 3 years ago from Houston. I've lived in West and Pine Hills, and traveled to most parts of the metro.

**What I love:**
1. Good internet infrastructure
2. Affordable housing options
3. Diverse dining options
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Limited high-paying job options
3. The dating scene situation is wild and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- West: Great for young professionals. better than expected vibes, walkable.
- Pine Hills: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Houston, everything felt underrated. Rent is about /mo. Groceries are pricey. Gas is wild. You can live comfortably on $90K-$130K here.

**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

Hot take but I genuinely enjoy living here. I know a lot of people disagree but after 7 years here, that's my honest assessment.

From a safety perspective, it really depends on the area. Some neighborhoods are better than expected, others not so much. Do your research on specific streets.
