Rent vs buy in Kailua CDP (Hawaii County) -what makes sense?
Longtime lurker here, I'm originally from Salt Lake City and You can expect to pay around $1,747 for rent here. Poverty rate is 10.6%, which is around average. Homes are going for about $649,400 on average. The unemployment rate is 2.5%, which is pretty low. There's a growing tech scene which is exciting. It's not perfect, but the community is solid. Am I overthinking this? Thanks! Downtown has improved a lot in recent years. Honestly, I think it's a great place if you know where to look. Cost of living is definitely rising, but still manageable. People here are genuinely friendly, not just surface-level. The suburbs are where most families end up. Traffic can be rough during rush hour, no sugarcoating that. Real talk - this place is not for everyone, and I think that's OK.
If you value pet-friendliness, you'll love it. The dating scene is genuinely solid and I've found I genuinely enjoy living here. My neighborhood (The Heights) is reasonable and I feel safe walking around at night.
But if you're coming from Denver, be prepared for the culture shock. dating scene is completely different here. And Chain restaurants dominate.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've been in Eastside for 11 years. Moved from Miami for quality of life. Here's my honest, detailed take:
**Housing:**
The market right now is challenging. We bought in 2015 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 1-bed in a safe area. Older homes are where the value is.
**Employment:**
government is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.
**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is challenging - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Eastside schools are better than expected. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Road conditions need improvement. And outdoor recreation can be frustrating.
**Bottom line:**
