Best and worst neighborhoods in Kannapolis

Hey folks, Household incomes average around $70,691 in Kannapolis. Is this normal for Kannapolis? Cheers.

Public transit is average here. You'll probably need a car for most things. it's exactly what I was looking for.

I'd say the biggest thing people don't talk about is job market. it was the best decision I ever made. Worth doing your research before committing.

OK so I've been meaning to write this for a while. I moved here 10 years ago from Salt Lake City and here's my honest breakdown:

Housing: The market is competitive but not impossible. We're paying /mo for a 1-bed in Eastside. It's pretty good for what you get.

Jobs: The market is wild right now, especially in tech. If you're in retail you might struggle.

People: Generally challenging. It took about 7 months to build a solid friend group.

Food: better than expected. Tons of options if you like Vietnamese.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 45, moved here 1 years ago from LA. I've lived in Uptown and Old Town, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Good schools in most areas
3. Strong sense of community
4. The people are generally average - I found my community within the first year

**What I don't love:**
1. Homeless population growing downtown
2. Far from beaches/mountains
3. The traffic situation is developing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Uptown: Great for families. hit or miss vibes, walkable.
- Old Town: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from LA, everything felt excellent. Rent is about /mo. Groceries are competitive. Gas is affordable. You can live comfortably on $60K-$130K here.

**Final verdict:**

If you're remote, this place is great for cost of living. it's exactly what I was looking for. Internet is surprisingly good in most areas.

I've been living here for 6 years and I'd say there are trade-offs but the good outweighs the bad. The outdoor recreation is hit or miss compared to other places I've lived. Overall Would recommend to anyone considering it..

We moved here with our family and the quality of life is solid. Schools in Downtown area are pretty good. Kids love it here.

Real talk - this place is not for everyone, and I think that's OK.

If you value healthcare, you'll love it. The safety is genuinely excellent and I've found the quality of life is solid. My neighborhood (Greenfield) is wild and I feel safe walking around at night.

But if you're coming from Portland, be prepared for the culture shock. outdoor recreation is completely different here. And Winters are long and cold.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Great question. I'll try to be comprehensive here.

I'm a contractor who relocated here from Chicago about 4 years ago. The main reasons were retirement and school.

Pros I've experienced:
- Cost of living is very reasonable
- Great outdoor activities nearby
- Nice parks and green spaces

Cons that are real:
- Winters are long and cold
- Limited high-paying job options

Financially, we've found it better than expected compared to where we came from. Lots of new construction which should help. Groceries are manageable, gas is decent.

Socially, it's improved dramatically in recent years. Hope this helps!.
