What I wish I knew before living in Kannapolis

Hi all, Been living here since 2005. Average temperature is around 61--F, so the weather is moderate. Rent is about $1,168/month for a decent place. Homes are going for about $245,500 on average. Poverty rate is 8.0%, which is pretty low. Downtown has improved a lot in recent years. The city has invested a lot in new development. Night life is decent if you know the right spots. There's a growing tech scene which is exciting. I'd say it's better for families than young singles. Honestly, I think it's a great place if you know where to look. Property taxes are high but you get good services.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Westside for 11 years. Moved from Dallas for family. Here's my honest, detailed take:

**Housing:**
The market right now is underrated. We bought in 2017 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
marketing is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are competitive for the area.

**Quality of Life:**
it's been a really good experience overall. The outdoor scene is surprisingly good - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Westside schools are underrated. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Limited entertainment options. And cost of living can be frustrating.

**Bottom line:**

Weather-wise, the summers are challenging and winters are reasonable. You get used to it after the first year.

We moved here with our family and I'm still on the fence after all this time. Schools in Downtown area are tough. Kids love it here.
