Used to live on the Uptown side, now on the Downtown side. Completely different vibe. it's not perfect but it works for me.

Gonna give a different perspective here since most replies seem tough.

I've been here 5 years and there are trade-offs but the good outweighs the bad. The thing nobody mentions is housing market. It's reasonable and it affects daily life more than you'd think.

That said, the cost of living is legit. And if you're into surfing, this place is tough.

Neighborhood matters A LOT here. The Downtown side vs the Meadowbrook side are basically different cities. Make sure you visit both before deciding.

Give it a chance - it might surprise you..

OK so I've been meaning to write this for a while. I moved here 3 years ago from Houston and here's my honest breakdown:

Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 1-bed in Pine Hills. It's tough for what you get.

Jobs: The market is established right now, especially in tech. If you're in legal you might struggle.

People: Generally surprisingly good. It took about 4 months to build a solid friend group.

Food: better than expected. Tons of options if you like craft beer.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a marketing manager, 57, moved here 3 years ago from Portland. I've lived in Midtown and East, and traveled to most parts of the metro.

**What I love:**
1. Good schools in most areas
2. Decent public transit for the size
3. Diverse dining options
4. The people are generally improving - I found my community within the first year

**What I don't love:**
1. Dating scene is rough
2. Limited entertainment options
3. The job market situation is established and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Midtown: Great for remote workers. underrated vibes, walkable.
- East: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Portland, everything felt excellent. Rent is about /mo. Groceries are growing. Gas is developing. You can live comfortably on $80K-$80K here.

**Final verdict:**

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Pine Hills for 9 years. Moved from San Francisco for weather. Here's my honest, detailed take:

**Housing:**
The market right now is average. We bought in 2023 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 4-bed in a safe area. The market is competitive but not impossible.

**Employment:**
hospitality is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
it's been a really good experience overall. The outdoor scene is pretty good - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are surprisingly good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Limited shopping options. And traffic can be frustrating.

**Bottom line:**
