Hudson Brooks best-worst

What surprised you most about Kearney?

First post here. I'm a 31-year-old real estate agent and Household incomes average around $69,790 in Kearney. Homes are going for about $235,800 on average. The unemployment rate is 2.3%, which is pretty low. Cost of living is definitely rising, but still manageable. Downtown has improved a lot in recent years. The city has invested a lot in new development.

Pros:
- Nice parks and trails
- Growing food scene
- Good internet infrastructure
- Active local events
- Good airport connections

Cons:
- Hot summers
- Sprawl everywhere
- Few job opportunities in some fields
- Far from major airports
- Not enough green space
What neighborhoods would you suggest? The weather takes some getting used to. It's not perfect, but the community is solid. The school system varies a lot by neighborhood. The city has invested a lot in new development. The food scene here is surprisingly good. Public transit needs a lot of work honestly. It's changing fast -some good, some not so much. It's a very car-dependent city, for better or worse. Night life is decent if you know the right spots. Honestly, I think it's a great place if you know where to look. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Oak Park for 13 years. Moved from Minneapolis for family. Here's my honest, detailed take:

**Housing:**
The market right now is challenging. We bought in 2022 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 2-bed in a safe area. Older homes are where the value is.

**Employment:**
healthcare is strong here. retail is hit or miss. If you're remote, you'll love the cost of living. Average salaries are established for the area.

**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is solid - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Oak Park schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Not a lot of cultural diversity. Limited entertainment options. And public transit can be frustrating.

**Bottom line:**
For singles, I'd say this is a 7/10. No regrets on my end.. Feel free to ask specific questions - happy to help.

I've lived in Westside for about 10 years now, so I can give you a pretty detailed perspective.

it's been a really good experience overall. When I first moved here from Dallas, I was surprised by school system. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Cost of living is very reasonable
- Low crime in most neighborhoods
- The public transit scene is hit or miss

The downsides:
- Winters are long and cold
- Can feel isolated

Overall I'd rate it 7/10 for remote workers. Happy to answer more specific questions..
