Affordable areas near Kearns metro township?

Hey, Military spouse here. The median home value here is around $334,400, which seems about average. With a population of 37,058, Kearns metro township is a smaller city. Poverty rate is 5.4%, which is pretty low. Homes are going for about $334,400 on average. The suburbs are where most families end up. The food scene here is surprisingly good. The food scene here is improving. Tons of great Korean places. it's not perfect but it works for me.

Renting here right now, paying about /mo for a 2-bedroom. it's been a really good experience overall. Compared to Raleigh it's pretty good.

Gonna give a different perspective here since most replies seem solid.

I've been here 14 years and there are trade-offs but the good outweighs the bad. The thing nobody mentions is healthcare. It's reasonable and it affects daily life more than you'd think.

That said, the cultural scene is legit. And if you're into golfing, this place is surprisingly good.

Neighborhood matters A LOT here. The Greenfield side vs the Fairview side are basically different cities. Make sure you visit both before deciding.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a writer, 57, moved here 1 years ago from San Diego. I've lived in North and Uptown, and traveled to most parts of the metro.

**What I love:**
1. Good schools in most areas
2. Active local events and festivals
3. Strong sense of community
4. The people are generally pretty good - I found my community within the first year

**What I don't love:**
1. Urban sprawl is real
2. Limited shopping options
3. The public transit situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- North: Great for families. average vibes, walkable.
- Uptown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from San Diego, everything felt solid. Rent is about /mo. Groceries are reasonable. Gas is established. You can live comfortably on $70K-$130K here.

**Final verdict:**
