Is Kearns metro township worth moving to in 2026?

Hey folks, I'm retired and Average temperature is around 54--F, so expect cold winters. Crime rate is something to consider -Kearns metro township sits at 77.9 per 100K. Median household income is $83,355, which feels pretty solid for the area. With a population of 37,058, Kearns metro township is a smaller city. The median home value here is around $334,400, which seems about average. Public transit needs a lot of work honestly. The suburbs are where most families end up. Honestly, I think it's a great place if you know where to look. Downtown has improved a lot in recent years. Let me know your thoughts. Any help is appreciated. The city has invested a lot in new development. There's a real sense of community in certain neighborhoods. It's changing fast -some good, some not so much. The parks and outdoor areas are a huge plus. Downtown has improved a lot in recent years. The parks and outdoor areas are a huge plus. It's changing fast -some good, some not so much. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Eastside for 15 years. Moved from LA for quality of life. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2015 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
marketing is strong here. construction is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.

**Quality of Life:**
I love the pace of life here. The outdoor scene is improving - we have biking trails within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Eastside schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Road conditions need improvement. And public transit can be frustrating.

**Bottom line:**
For families, I'd say this is a 8/10. Definitely worth checking out.. Feel free to ask specific questions - happy to help.
