Planning a move to Kearns metro township -neighborhoods?

Alright, I'm a college student here and Poverty rate is 5.4%, which is pretty low. It's a a smaller city city with about 37,058 people. Average temperature is around 54--F, so expect cold winters. Homes are going for about $334,400 on average. It's not perfect, but the community is solid. People here are genuinely friendly, not just surface-level. Night life is decent if you know the right spots. The school system varies a lot by neighborhood. Am I overthinking this? Cost of living is definitely rising, but still manageable. The school system varies a lot by neighborhood. Property taxes are high but you get good services. Traffic can be rough during rush hour, no sugarcoating that. There's a real sense of community in certain neighborhoods. I'd say it's better for families than young singles. I'd say it's better for families than young singles.
