Kemp Mill is underrated, change my mind

Not sure if this has been asked before, but I work in government and You can expect to pay around $2,105 for rent here. Rent is about $2,105/month for a decent place. With a population of 14,437, Kemp Mill is a small town. Public transit needs a lot of work honestly. Night life is decent if you know the right spots. The city has invested a lot in new development. There's a growing tech scene which is exciting.

Pros:
- Affordable cost of living
- Good job market
- Good schools

Cons:
- Limited public transit
- Not very walkable
- Few job opportunities in some fields
Should I be concerned? It's changing fast -some good, some not so much. Downtown has improved a lot in recent years. I'd say it's better for families than young singles. OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a accountant, 40, moved here 11 years ago from Tampa. I've lived in Highland and Fairview, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Growing food and restaurant scene
3. Good healthcare facilities
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Limited shopping options
2. Bugs and humidity in summer
3. The traffic situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Highland: Great for couples. better than expected vibes, walkable.
- Fairview: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Tampa, everything felt underrated. Rent is about /mo. Groceries are competitive. Gas is stable. You can live comfortably on $70K-$90K here.

**Final verdict:**
