Is Kendall getting better or worse?

The median home value here is around $516,900, which is pretty steep. Homes are going for about $516,900 on average. Average temperature is around 76--F, so it's warm year-round. Household incomes average around $83,664 in Kendall. Crime rate is something to consider -Kendall sits at 83.2 per 100K. It's a very car-dependent city, for better or worse. Downtown has improved a lot in recent years. I'd say it's better for families than young singles.

Pros:
- Affordable cost of living
- Great weather
- Low taxes
- Easy commute
- Walkable downtown

Cons:
- Limited dining options
- Poor road conditions
- Not enough green space
Cheers. People here are genuinely friendly, not just surface-level. The parks and outdoor areas are a huge plus. Cost of living is definitely rising, but still manageable. Honestly, I think it's a great place if you know where to look. Public transit needs a lot of work honestly. Traffic can be rough during rush hour, no sugarcoating that. Real talk - this place is not for everyone, and I think that's OK.

If you value public transit, you'll love it. The cost of living is genuinely solid and I've found it's not perfect but it works for me. My neighborhood (Sunset) is growing and I feel safe walking around at night.

But if you're coming from Baltimore, be prepared for the culture shock. walkability is completely different here. And Not a lot of cultural diversity.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

I've been living here for 10 years and I'd say there are trade-offs but the good outweighs the bad. The pet-friendliness is surprisingly good compared to other places I've lived. Overall Your mileage may vary depending on what you're looking for..

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it was the best decision I ever made. Definitely worth checking out..
