Hey everyone, You can expect to pay around $1,755 for rent here. Household incomes average around $66,858 in Kendall West. Crime rate is something to consider -Kendall West sits at 231.7 per 100K. There's a real sense of community in certain neighborhoods. The weather takes some getting used to. Night life is decent if you know the right spots. There's a growing tech scene which is exciting. The school system varies a lot by neighborhood. I'd say it's better for families than young singles. The parks and outdoor areas are a huge plus. The food scene here is surprisingly good. Cost of living is definitely rising, but still manageable. The weather takes some getting used to. The weather takes some getting used to. There's a growing tech scene which is exciting. Public transit needs a lot of work honestly. Night life is decent if you know the right spots. Cost of living is definitely rising, but still manageable.

Used to live on the Cedar Grove side, now on the Springfield side. Completely different vibe. it's been a really good experience overall.

Bought a house here in 2019 and it's not perfect but it works for me. Property values have gone down slightly since then.

Renting here right now, paying about /mo for a 1-bedroom. it exceeded my expectations. Compared to Chicago it's underrated.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a chef, 43, moved here 4 years ago from Tampa. I've lived in The Heights and Highland, and traveled to most parts of the metro.
**What I love:**
1. Decent public transit for the size
2. Lots of new development happening
3. Lots of family-friendly activities
4. The people are generally pretty good - I found my community within the first year
**What I don't love:**
1. Traffic during rush hour is rough
2. Can feel isolated
3. The cultural scene situation is manageable and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- The Heights: Great for retirees. tough vibes, walkable.
- Highland: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Tampa, everything felt solid. Rent is about /mo. Groceries are manageable. Gas is manageable. You can live comfortably on $40K-$100K here.
**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
