Hey, I've been here for 11 years and Average temperature is around 77--F, so it's warm year-round. Poverty rate is 5.3%, which is pretty low. Property taxes are high but you get good services. Cost of living is definitely rising, but still manageable. Am I wrong here? People here are genuinely friendly, not just surface-level.
