I've lived in Pine Hills for about 8 years now, so I can give you a pretty detailed perspective.

there are trade-offs but the good outweighs the bad. When I first moved here from Phoenix, I was surprised by outdoor recreation. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Great outdoor activities nearby
- Friendly community, easy to meet people
- The public transit scene is decent

The downsides:
- Limited public transit options
- Summers can be brutally hot

Overall I'd rate it 6/10 for couples. It's not for everyone but it works for us..

Great question. I'll try to be comprehensive here.

I'm a pharmacist who relocated here from Houston about 1 years ago. The main reasons were work and school.

Pros I've experienced:
- Affordable housing options
- Diverse dining options
- Lots of family-friendly activities

Cons that are real:
- Rising rent and home prices
- Property taxes are high

Financially, we've found it underrated compared to where we came from. If you look outside the main areas you can find deals. Groceries are established, gas is hit or miss.

Socially, the quality of life is solid. Definitely worth checking out..

OK so I've been meaning to write this for a while. I moved here 11 years ago from Portland and here's my honest breakdown:

Housing: Buying is tough right now, renting is more reasonable. We're paying /mo for a 1-bed in Eastside. It's tough for what you get.

Jobs: The market is reasonable right now, especially in legal. If you're in healthcare you might struggle.

People: Generally average. It took about 16 months to build a solid friend group.

Food: excellent. Tons of options if you like Vietnamese.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a real estate agent, 31, moved here 4 years ago from Raleigh. I've lived in East and Oak Park, and traveled to most parts of the metro.

**What I love:**
1. Cost of living is very reasonable
2. Growing food and restaurant scene
3. Affordable housing options
4. The people are generally surprisingly good - I found my community within the first year

**What I don't love:**
1. Not very walkable outside downtown
2. Dating scene is rough
3. The housing market situation is manageable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- East: Great for young professionals. better than expected vibes, walkable.
- Oak Park: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Raleigh, everything felt solid. Rent is about /mo. Groceries are reasonable. Gas is competitive. You can live comfortably on $80K-$110K here.

**Final verdict:**
