Hey everyone, I'm retired and It's a a small town city with about 12,589 people. Homes are going for about $356,900 on average. Crime rate is something to consider -Kingsburg sits at 148.5 per 100K. The city has invested a lot in new development. Honestly, I think it's a great place if you know where to look. It's a very car-dependent city, for better or worse. Public transit needs a lot of work honestly. Cost of living is definitely rising, but still manageable. I'd say it's better for families than young singles. Traffic can be rough during rush hour, no sugarcoating that. The city has invested a lot in new development. It's changing fast -some good, some not so much. Downtown has improved a lot in recent years. Honestly, I think it's a great place if you know where to look. I'd say it's better for families than young singles. It's not perfect, but the community is solid. The city has invested a lot in new development. It's not perfect, but the community is solid. The weather takes some getting used to. Came here for a job opportunity and stayed because it exceeded my expectations. The safety is honestly average and I don't see that changing anytime soon.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 4 years. Moved from Minneapolis for weather. Here's my honest, detailed take:
**Housing:**
The market right now is challenging. We bought in 2018 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
finance is strong here. healthcare is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.
**Quality of Life:**
I'm still on the fence after all this time. The outdoor scene is underrated - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are average. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Urban sprawl is real. Far from beaches/mountains. And job market can be frustrating.
**Bottom line:**
For singles, I'd say this is a 7/10. No regrets on my end.. Feel free to ask specific questions - happy to help.

I've been in South for 11 years. Moved from San Francisco for cost of living. Here's my honest, detailed take:
**Housing:**
The market right now is excellent. We bought in 2020 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 2-bed in a safe area. The market is competitive but not impossible.
**Employment:**
consulting is strong here. manufacturing is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.
**Quality of Life:**
it was the best decision I ever made. The outdoor scene is improving - we have lakes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. South schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Summers can be brutally hot. Rising rent and home prices. And outdoor recreation can be frustrating.
**Bottom line:**
For remote workers, I'd say this is a 5/10. Happy to answer more specific questions.. Feel free to ask specific questions - happy to help.

Gonna give a different perspective here since most replies seem better than expected.
I've been here 10 years and it exceeded my expectations. The thing nobody mentions is healthcare. It's reasonable and it affects daily life more than you'd think.
That said, the weather is legit. And if you're into biking, this place is average.
Neighborhood matters A LOT here. The Downtown side vs the Uptown side are basically different cities. Make sure you visit both before deciding.
It's not for everyone but it works for us..

We moved here with our family and I wouldn't want to live anywhere else right now. Schools in Highland area are challenging. Kids love it here.

Public transit is better than expected here. You'll probably need a car for most things. I genuinely enjoy living here.

Real talk - this place is not for everyone, and I think that's OK.
If you value public transit, you'll love it. The outdoor recreation is genuinely hit or miss and I've found it's exactly what I was looking for. My neighborhood (East) is stable and I feel safe walking around at night.
But if you're coming from New York, be prepared for the culture shock. pet-friendliness is completely different here. And Traffic during rush hour is rough.
My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
