Is it worth buying in Kingston Estates?

I'm a college student here and The median home value here is around $288,400, which seems about average. The unemployment rate is 3.1%, which is pretty low. Median household income is $103,056, which feels pretty solid for the area. Honestly, I think it's a great place if you know where to look. It's changing fast -some good, some not so much. It's a very car-dependent city, for better or worse. Any advice would be great. There's a growing tech scene which is exciting. Public transit needs a lot of work honestly.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a contractor, 56, moved here 15 years ago from Denver. I've lived in East and South, and traveled to most parts of the metro.

**What I love:**
1. Good internet infrastructure
2. Close to major attractions
3. Affordable housing options
4. The people are generally challenging - I found my community within the first year

**What I don't love:**
1. Urban sprawl is real
2. Dating scene is rough
3. The school system situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- East: Great for young professionals. surprisingly good vibes, walkable.
- South: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Denver, everything felt surprisingly good. Rent is about /mo. Groceries are established. Gas is growing. You can live comfortably on $100K-$70K here.

**Final verdict:**
Give it a chance - it might surprise you.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

From a safety perspective, it really depends on the area. Some neighborhoods are improving, others not so much. Do your research on specific streets.
