Kingwood housing prices -when will it stop?

Alright, We have two kids and Crime rate is something to consider -Kingwood sits at 33.7 per 100K. With a population of 2,980, Kingwood is a small town. It's a a small town city with about 2,980 people. Rent is about $636/month for a decent place. The school system varies a lot by neighborhood. I'd say it's better for families than young singles. People here are genuinely friendly, not just surface-level.

Pros:
- Affordable cost of living
- Friendly people
- Diverse community
- Low taxes

Cons:
- Traffic can be terrible
- High property taxes
- Poor road conditions
What neighborhoods would you suggest? TIA! Property taxes are high but you get good services. The weather takes some getting used to. It's a very car-dependent city, for better or worse. Traffic can be rough during rush hour, no sugarcoating that. Downtown has improved a lot in recent years. Property taxes are high but you get good services. It's changing fast -some good, some not so much. It's not perfect, but the community is solid. Honestly, I think it's a great place if you know where to look. The weather takes some getting used to. The food scene here is surprisingly good. Downtown has improved a lot in recent years. The suburbs are where most families end up. I'd say it's better for families than young singles.

Renting here right now, paying about /mo for a 1-bedroom. I love the pace of life here. Compared to Pittsburgh it's excellent.
