Is Knoxville getting better or worse?

I grew up here but left for a while. The median home value here is around $214,000, which is actually reasonable. Homes are going for about $214,000 on average. Poverty rate is 13.0%, which is around average. Downtown has improved a lot in recent years. Property taxes are high but you get good services. There's a real sense of community in certain neighborhoods. The weather takes some getting used to.

Pros:
- Great weather
- Low taxes
- Lots of new development
- Strong sense of community

Cons:
- Cold winters
- High property taxes
- Boring for young people
- Mosquitoes and humidity
- Far from major airports
Thoughts? It's not perfect, but the community is solid. Property taxes are high but you get good services. Traffic can be rough during rush hour, no sugarcoating that. Night life is decent if you know the right spots. It's a very car-dependent city, for better or worse. The suburbs are where most families end up. There's a growing tech scene which is exciting. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Riverside for 5 years. Moved from New York for retirement. Here's my honest, detailed take:

**Housing:**
The market right now is surprisingly good. We bought in 2017 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 1-bed in a safe area. If you look outside the main areas you can find deals.

**Employment:**
engineering is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are wild for the area.

**Quality of Life:**
it was the best decision I ever made. The outdoor scene is surprisingly good - we have mountains within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Riverside schools are excellent. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Traffic during rush hour is rough. Far from beaches/mountains. And traffic can be frustrating.

**Bottom line:**
