Rent vs buy in La Playa comunidad -what makes sense?

Median household income is $28,618, which feels on the lower side for the area. Average temperature is around 78--F, so it's warm year-round. It's changing fast -some good, some not so much. Property taxes are high but you get good services. It's not perfect, but the community is solid. Would love some local perspective. Public transit needs a lot of work honestly. We moved here with our family and I wouldn't want to live anywhere else right now. Schools in Old Town area are improving. Kids love it here.

Not gonna lie, the first year was rough. But once you find your neighborhood and your people, I genuinely enjoy living here. It's not for everyone but it works for us..
