Affordable areas near La Presa?

Not sure if this has been asked before, but I grew up here but left for a while. Homes are going for about $595,400 on average. Household incomes average around $88,479 in La Presa. It's a a smaller city city with about 36,669 people. It's a very car-dependent city, for better or worse. Public transit needs a lot of work honestly. The parks and outdoor areas are a huge plus. Am I overthinking this? The weather takes some getting used to.

We moved here with our family and it exceeded my expectations. Schools in Greenfield area are tough. Kids love it here.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a sales manager, 53, moved here 10 years ago from San Diego. I've lived in Greenfield and Fairview, and traveled to most parts of the metro.

**What I love:**
1. Nice parks and green spaces
2. Good healthcare facilities
3. Lots of new development happening
4. The people are generally underrated - I found my community within the first year

**What I don't love:**
1. Winters are long and cold
2. Homeless population growing downtown
3. The outdoor recreation situation is affordable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Greenfield: Great for remote workers. average vibes, walkable.
- Fairview: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from San Diego, everything felt average. Rent is about /mo. Groceries are affordable. Gas is developing. You can live comfortably on $60K-$80K here.

**Final verdict:**

I've lived in Lakewood for about 12 years now, so I can give you a pretty detailed perspective.

there are trade-offs but the good outweighs the bad. When I first moved here from Phoenix, I was surprised by food scene. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Low crime in most neighborhoods
- Lots of new development happening
- The healthcare scene is underrated

The downsides:
- Limited public transit options
- Nightlife is limited

Overall I'd rate it 7/10 for families. Would recommend to anyone considering it..

Overall I'd rate it 5/10 for families. Your mileage may vary depending on what you're looking for..
