Is Ladera Ranch still affordable?

Curious what people think. We're a young couple and Median household income is $184,257, which feels pretty solid for the area. It's a a small town city with about 23,609 people. You can expect to pay around $3,331 for rent here. Household incomes average around $184,257 in Ladera Ranch. Average temperature is around 63--F, so the weather is moderate. There's a real sense of community in certain neighborhoods. Night life is decent if you know the right spots. It's not perfect, but the community is solid. The food scene here is surprisingly good.

Pros:
- Nice parks and trails
- Low taxes
- Easy commute

Cons:
- Limited public transit
- Cold winters
- Few job opportunities in some fields
Public transit needs a lot of work honestly. Property taxes are high but you get good services. Downtown has improved a lot in recent years. There's a growing tech scene which is exciting. It's not perfect, but the community is solid. The suburbs are where most families end up. The school system varies a lot by neighborhood. It's changing fast -some good, some not so much. It's a very car-dependent city, for better or worse. I'd say it's better for families than young singles. Bought a house here in 2021 and it exceeded my expectations. Property values have gone up a bit since then.

I've lived in Old Town for about 1 years now, so I can give you a pretty detailed perspective.

I genuinely enjoy living here. When I first moved here from Raleigh, I was surprised by pet-friendliness. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Strong job market in several industries
- Active local events and festivals
- The food scene scene is better than expected

The downsides:
- Traffic during rush hour is rough
- Can feel isolated

Overall I'd rate it 8/10 for young professionals. Feel free to reach out with questions..
