Affordable areas near Lafayette?

Longtime lurker here, I'm a teacher here and Household incomes average around $222,393 in Lafayette. Downtown has improved a lot in recent years. Property taxes are high but you get good services. What are your go-to spots? There's a real sense of community in certain neighborhoods.

Gonna give a different perspective here since most replies seem decent.

I've been here 4 years and the quality of life is solid. The thing nobody mentions is pet-friendliness. It's reasonable and it affects daily life more than you'd think.

That said, the housing market is legit. And if you're into surfing, this place is average.

Neighborhood matters A LOT here. The Lakewood side vs the Eastside side are basically different cities. Make sure you visit both before deciding.

No regrets on my end..
