I'm originally from Memphis and The median home value here is around $175,600, which is actually reasonable. Rent is about $1,038/month for a decent place. Average temperature is around 63--F, so the weather is moderate. The unemployment rate is 5.2%, which is about average. Homes are going for about $175,600 on average. Property taxes are high but you get good services. There's a growing tech scene which is exciting. Honestly, I think it's a great place if you know where to look. Should I be concerned? Not gonna lie, the first year was rough. But once you find your neighborhood and your people, it's not perfect but it works for me. It's not for everyone but it works for us..

I work in engineering here and I genuinely enjoy living here. The job market for my field is better than expected. Would recommend to anyone considering it..

I've lived in Sunset for about 4 years now, so I can give you a pretty detailed perspective.
it was the best decision I ever made. When I first moved here from Boston, I was surprised by housing market. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Cost of living is very reasonable
- Nice parks and green spaces
- The healthcare scene is surprisingly good
The downsides:
- Not very walkable outside downtown
- Road conditions need improvement
Overall I'd rate it 9/10 for remote workers. Definitely worth checking out..

I've been living here for 15 years and I'd say there are trade-offs but the good outweighs the bad. The traffic is tough compared to other places I've lived. Overall Feel free to reach out with questions..

From a safety perspective, it really depends on the area. Some neighborhoods are pretty good, others not so much. Do your research on specific streets.

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Pine Hills for 10 years. Moved from San Diego for a fresh start. Here's my honest, detailed take:
**Housing:**
The market right now is tough. We bought in 2023 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. If you look outside the main areas you can find deals.
**Employment:**
government is strong here. hospitality is hit or miss. If you're remote, you'll love the cost of living. Average salaries are developing for the area.
**Quality of Life:**
I wouldn't want to live anywhere else right now. The outdoor scene is challenging - we have desert landscapes within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Pine Hills schools are improving. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Nightlife is limited. Chain restaurants dominate. And housing market can be frustrating.
**Bottom line:**
For singles, I'd say this is a 7/10. Happy to answer more specific questions.. Feel free to ask specific questions - happy to help.

Bought a house here in 2017 and I'm still on the fence after all this time. Property values have gone up a bit since then.

Great question. I'll try to be comprehensive here.
I'm a software engineer who relocated here from Austin about 12 years ago. The main reasons were retirement and quality of life.
Pros I've experienced:
- Friendly community, easy to meet people
- Nice parks and green spaces
- Good healthcare facilities
Cons that are real:
- Chain restaurants dominate
- Homeless population growing downtown
Financially, we've found it pretty good compared to where we came from. It's gotten pricier but still beats the coasts. Groceries are manageable, gas is improving.
Socially, it's exactly what I was looking for. Feel free to reach out with questions..
