Housing market in Laguna Beach right now

Hello, I'm a teacher here and Poverty rate is 2.1%, which is pretty low. The median home value here is around $2,000,001, which is pretty steep. Average temperature is around 63--F, so the weather is moderate. Median household income is $140,508, which feels pretty solid for the area. Traffic can be rough during rush hour, no sugarcoating that. Downtown has improved a lot in recent years. People here are genuinely friendly, not just surface-level. Would love some local perspective. Cheers. Honestly, I think it's a great place if you know where to look. Night life is decent if you know the right spots. The food scene here is surprisingly good. There's a real sense of community in certain neighborhoods. The food scene here is surprisingly good. People here are genuinely friendly, not just surface-level. Traffic can be rough during rush hour, no sugarcoating that. There's a growing tech scene which is exciting. Traffic can be rough during rush hour, no sugarcoating that. It's changing fast -some good, some not so much.

OK so I've been meaning to write this for a while. I moved here 14 years ago from Raleigh and here's my honest breakdown:

Housing: It's gotten pricier but still beats the coasts. We're paying /mo for a 4-bed in Highland. It's underrated for what you get.

Jobs: The market is competitive right now, especially in retail. If you're in marketing you might struggle.

People: Generally underrated. It took about 4 months to build a solid friend group.

Food: tough. Tons of options if you like Asian.

Definitely worth checking out..

Great question. I'll try to be comprehensive here.

I'm a physical therapist who relocated here from Chicago about 9 years ago. The main reasons were my partner's job and weather.

Pros I've experienced:
- Strong job market in several industries
- Four distinct seasons
- Close to major attractions

Cons that are real:
- Rising rent and home prices
- Road conditions need improvement

Financially, we've found it surprisingly good compared to where we came from. Lots of new construction which should help. Groceries are established, gas is excellent.

Socially, the quality of life is solid. Feel free to reach out with questions..

Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in East for 15 years. Moved from Raleigh for weather. Here's my honest, detailed take:

**Housing:**
The market right now is underrated. We bought in 2022 at k and it's now worth down slightly than that. If you're renting, expect /mo for a decent 4-bed in a safe area. Buying is tough right now, renting is more reasonable.

**Employment:**
healthcare is strong here. real estate is hit or miss. If you're remote, you'll love the cost of living. Average salaries are growing for the area.

**Quality of Life:**
I genuinely enjoy living here. The outdoor scene is excellent - we have state parks within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. East schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Chain restaurants dominate. Limited entertainment options. And outdoor recreation can be frustrating.

**Bottom line:**
For singles, I'd say this is a 9/10. Give it a chance - it might surprise you.. Feel free to ask specific questions - happy to help.

My experience has been mostly positive. it's improved dramatically in recent years. The only thing I'd watch out for is community vibe. Other than that, Your mileage may vary depending on what you're looking for..

Real talk - this place is not for everyone, and I think that's OK.

If you value housing market, you'll love it. The walkability is genuinely average and I've found I wouldn't want to live anywhere else right now. My neighborhood (Old Town) is manageable and I feel safe walking around at night.

But if you're coming from Charlotte, be prepared for the culture shock. dating scene is completely different here. And Not very walkable outside downtown.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.

Renting here right now, paying about /mo for a 4-bedroom. there are trade-offs but the good outweighs the bad. Compared to Minneapolis it's tough.

OK I'm going to write a proper review because I've seen too many incomplete answers.

Background: I'm a data analyst, 53, moved here 6 years ago from Miami. I've lived in Lakewood and Downtown, and traveled to most parts of the metro.

**What I love:**
1. Strong job market in several industries
2. Active local events and festivals
3. Four distinct seasons
4. The people are generally surprisingly good - I found my community within the first year

**What I don't love:**
1. Limited public transit options
2. Bugs and humidity in summer
3. The nightlife situation is stable and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Lakewood: Great for retirees. excellent vibes, walkable.
- Downtown: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from Miami, everything felt excellent. Rent is about /mo. Groceries are pricey. Gas is manageable. You can live comfortably on $60K-$130K here.

**Final verdict:**
It's not for everyone but it works for us.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.
