Affordable areas near Laguna Niguel?

First post here. Born and raised here. Average temperature is around 63--F, so the weather is moderate. Homes are going for about $1,123,000 on average. Median household income is $140,605, which feels pretty solid for the area. The suburbs are where most families end up. It's changing fast -some good, some not so much. Public transit needs a lot of work honestly. What neighborhoods would you suggest? Looking forward to hearing from you all. The suburbs are where most families end up. People here are genuinely friendly, not just surface-level. Cost of living is definitely rising, but still manageable.

From a safety perspective, it really depends on the area. Some neighborhoods are improving, others not so much. Do your research on specific streets.

I've been in Springfield for 8 years. Moved from Phoenix for cost of living. Here's my honest, detailed take:

**Housing:**
The market right now is solid. We bought in 2021 at k and it's now worth up a bit than that. If you're renting, expect /mo for a decent 2-bed in a safe area. It's gotten pricier but still beats the coasts.

**Employment:**
real estate is strong here. tech is hit or miss. If you're remote, you'll love the cost of living. Average salaries are affordable for the area.

**Quality of Life:**
the quality of life is solid. The outdoor scene is hit or miss - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Springfield schools are pretty good. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Winters are long and cold. Rising rent and home prices. And food scene can be frustrating.

**Bottom line:**

I've lived in North for about 1 years now, so I can give you a pretty detailed perspective.

it's not perfect but it works for me. When I first moved here from Pittsburgh, I was surprised by housing market. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Friendly community, easy to meet people
- Growing food and restaurant scene
- The nightlife scene is tough

The downsides:
- Chain restaurants dominate
- Dating scene is rough

Overall I'd rate it 7/10 for families. Definitely worth checking out..
