Longtime lurker here, Just moved here 17 months ago and Household incomes average around $35,000 in Lake City. Rent is about $696/month for a decent place. Average temperature is around 64--F, so the weather is moderate. The median home value here is around $133,700, which is actually reasonable. You can expect to pay around $696 for rent here. Honestly, I think it's a great place if you know where to look. It's changing fast -some good, some not so much. Downtown has improved a lot in recent years.
Pros:
- Affordable cost of living
- Diverse community
- Good internet infrastructure
- Plenty of shopping options
Cons:
- Traffic can be terrible
- Rising rent prices
- Not very walkable
- Far from major airports
- Not enough green space
Does this match your experience? Cheers. People here are genuinely friendly, not just surface-level. The parks and outdoor areas are a huge plus. The school system varies a lot by neighborhood. The city has invested a lot in new development. It's changing fast -some good, some not so much. The food scene here is surprisingly good. The parks and outdoor areas are a huge plus. Traffic can be rough during rush hour, no sugarcoating that. It's changing fast -some good, some not so much. Property taxes are high but you get good services. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.
I've been in Meadowbrook for 14 years. Moved from Minneapolis for a job opportunity. Here's my honest, detailed take:
**Housing:**
The market right now is tough. We bought in 2021 at k and it's now worth about the same than that. If you're renting, expect /mo for a decent 3-bed in a safe area. Lots of new construction which should help.
**Employment:**
education is strong here. education is hit or miss. If you're remote, you'll love the cost of living. Average salaries are manageable for the area.
**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is tough - we have national forests within easy driving distance. Dining has gotten so much better in the past few years.
**Schools (if relevant):**
Varies hugely by district. Meadowbrook schools are decent. If you have kids, this should be your number one factor in choosing a neighborhood.
**The Bad:**
I'd be lying if I said everything is great. Rising rent and home prices. Not a lot of cultural diversity. And housing market can be frustrating.
**Bottom line:**
For couples, I'd say this is a 9/10. Would recommend to anyone considering it.. Feel free to ask specific questions - happy to help.

OK I'm going to write a proper review because I've seen too many incomplete answers.
Background: I'm a marketing manager, 52, moved here 15 years ago from Seattle. I've lived in Westside and Sunset, and traveled to most parts of the metro.
**What I love:**
1. Good schools in most areas
2. Decent public transit for the size
3. Good internet infrastructure
4. The people are generally tough - I found my community within the first year
**What I don't love:**
1. Summers can be brutally hot
2. Can feel isolated
3. The dating scene situation is competitive and doesn't seem to be improving
**Neighborhoods I'd recommend:**
- Westside: Great for families. surprisingly good vibes, walkable.
- Sunset: More affordable, family-friendly.
**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.
**Cost comparison:**
Coming from Seattle, everything felt challenging. Rent is about /mo. Groceries are reasonable. Gas is competitive. You can live comfortably on $100K-$110K here.
**Final verdict:**
No regrets on my end.. It's not perfect - nowhere is - but for the price point and quality of life, it's hard to beat. DM me if you have specific questions.

My experience has been mostly positive. I genuinely enjoy living here. The only thing I'd watch out for is weather. Other than that, It's not for everyone but it works for us..

From a safety perspective, it really depends on the area. Some neighborhoods are underrated, others not so much. Do your research on specific streets.

Bought a house here in 2016 and it's not perfect but it works for me. Property values have gone down slightly since then.

I've lived in Greenfield for about 10 years now, so I can give you a pretty detailed perspective.
I genuinely enjoy living here. When I first moved here from Dallas, I was surprised by job market. It took some adjustment but now I wouldn't trade it.
A few things worth knowing:
- Good internet infrastructure
- Four distinct seasons
- The traffic scene is solid
The downsides:
- Limited public transit options
- Property taxes are high
Overall I'd rate it 6/10 for families. Would recommend to anyone considering it..
