Affordable areas near Lake Elsinore?

OK so Homes are going for about $505,700 on average. Poverty rate is 7.4%, which is pretty low. Crime rate is something to consider -Lake Elsinore sits at 246.2 per 100K. Property taxes are high but you get good services. Downtown has improved a lot in recent years. The school system varies a lot by neighborhood.

Pros:

- Easy commute
- Good healthcare facilities
- Plenty of shopping options

Cons:
- Traffic can be terrible
- Not very walkable
- Lack of diversity
- Chain restaurants dominate
Any advice would be great. Property taxes are high but you get good services. Traffic can be rough during rush hour, no sugarcoating that. Honestly, I think it's a great place if you know where to look. I'd say it's better for families than young singles. It's not perfect, but the community is solid. There's a real sense of community in certain neighborhoods. There's a growing tech scene which is exciting. The city has invested a lot in new development.

Gonna give a different perspective here since most replies seem improving.

I've been here 9 years and the quality of life is solid. The thing nobody mentions is traffic. It's stable and it affects daily life more than you'd think.

That said, the public transit is legit. And if you're into rock climbing, this place is surprisingly good.

Neighborhood matters A LOT here. The The Heights side vs the Old Town side are basically different cities. Make sure you visit both before deciding.

From a safety perspective, it really depends on the area. Some neighborhoods are average, others not so much. Do your research on specific streets.
