Affordable areas near Lake Mohawk?

Born and raised here. Rent is about $1,838/month for a decent place. Homes are going for about $418,800 on average. Honestly, I think it's a great place if you know where to look. Night life is decent if you know the right spots. It's changing fast -some good, some not so much. Is this normal for Lake Mohawk? People here are genuinely friendly, not just surface-level. The city has invested a lot in new development. Downtown has improved a lot in recent years. Traffic can be rough during rush hour, no sugarcoating that. Night life is decent if you know the right spots. The weather takes some getting used to. People here are genuinely friendly, not just surface-level. I'd say it's better for families than young singles. Property taxes are high but you get good services.

Gonna give a different perspective here since most replies seem improving.

I've been here 4 years and I have mixed feelings honestly. The thing nobody mentions is dating scene. It's growing and it affects daily life more than you'd think.

That said, the housing market is legit. And if you're into kayaking, this place is surprisingly good.

Neighborhood matters A LOT here. The Oak Park side vs the The Heights side are basically different cities. Make sure you visit both before deciding.

OK so I've been meaning to write this for a while. I moved here 15 years ago from Raleigh and here's my honest breakdown:

Housing: If you look outside the main areas you can find deals. We're paying /mo for a 4-bed in Springfield. It's tough for what you get.

Jobs: The market is stable right now, especially in tech. If you're in healthcare you might struggle.

People: Generally decent. It took about 17 months to build a solid friend group.

Food: surprisingly good. Tons of options if you like Vietnamese.

Good luck with whatever you decide..

Came here for school and stayed because there are trade-offs but the good outweighs the bad. The safety is honestly excellent and I don't see that changing anytime soon.
