What I wish I knew before living in Lake Ripley

Rent is about $804/month for a decent place. Downtown has improved a lot in recent years. What would you do? Looking forward to hearing from you all. It's changing fast -some good, some not so much. The food scene here is surprisingly good. The school system varies a lot by neighborhood.
