Rent vs buy in Lake Wildwood -what makes sense?

Anyone else feel this way? I'm originally from Tampa and Median household income is $87,552, which feels pretty solid for the area. Rent is about $2,443/month for a decent place. The median home value here is around $495,100, which is pretty steep. With a population of 4,967, Lake Wildwood is a small town. Traffic can be rough during rush hour, no sugarcoating that. Honestly, I think it's a great place if you know where to look. The suburbs are where most families end up. What do you all think? I'd say it's better for families than young singles. The parks and outdoor areas are a huge plus. People here are genuinely friendly, not just surface-level. The food scene here is surprisingly good. The weather takes some getting used to. Background: I'm a electrician, 44, moved here 7 years ago from San Diego. I've lived in Fairview and North, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Low crime in most neighborhoods
3. Strong job market in several industries
4. The people are generally solid - I found my community within the first year

**What I don't love:**
1. Traffic during rush hour is rough
2. Chain restaurants dominate
3. The safety situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- Fairview: Great for singles. decent vibes, walkable.
- North: More affordable, family-friendly.

**Neighborhoods I'd avoid:**
- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**
Coming from San Diego, everything felt hit or miss. Rent is about /mo. Groceries are established. Gas is established. You can live comfortably on $50K-$130K here.

I've lived in Lakewood for about 8 years now, so I can give you a pretty detailed perspective.

I love the pace of life here. When I first moved here from San Francisco, I was surprised by community vibe. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Good schools in most areas
- Four distinct seasons
- The food scene scene is tough

The downsides:
- Homeless population growing downtown
- Bugs and humidity in summer

Real talk - this place is not for everyone, and I think that's OK.

If you value housing market, you'll love it. The pet-friendliness is genuinely hit or miss and I've found I have mixed feelings honestly. My neighborhood (Lakewood) is developing and I feel safe walking around at night.

But if you're coming from Dallas, be prepared for the culture shock. school system is completely different here. And Traffic during rush hour is rough.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
