Most overrated things about Lakes West

First post here. I'm retired and The median home value here is around $693,200, which is pretty steep. Homes are going for about $693,200 on average. The food scene here is surprisingly good. There's a growing tech scene which is exciting. Is this normal for Lakes West? Any help is appreciated.
