Rent vs buy in Lakeville -what makes sense?

Been meaning to ask this. Just moved here 9 months ago and Crime rate is something to consider -Lakeville sits at 67.0 per 100K. Household incomes average around $138,119 in Lakeville. Homes are going for about $425,200 on average. Poverty rate is 2.0%, which is pretty low. The median home value here is around $425,200, which is pretty steep. The school system varies a lot by neighborhood. It's not perfect, but the community is solid. Honestly, I think it's a great place if you know where to look. There's a real sense of community in certain neighborhoods.

Pros:

- Good internet infrastructure
- Active local events

Cons:
- Traffic can be terrible
- Cold winters
- Boring for young people
- Chain restaurants dominate
- Not enough green space
Cheers. It's a very car-dependent city, for better or worse. Night life is decent if you know the right spots. The city has invested a lot in new development. Traffic can be rough during rush hour, no sugarcoating that. The food scene here is surprisingly good. Public transit needs a lot of work honestly. Alright, I'll give you the full rundown since I see a lot of surface-level answers here.

I've been in Maple Ridge for 1 years. Moved from Boston for a fresh start. Here's my honest, detailed take:

**Housing:**
The market right now is decent. We bought in 2018 at k and it's now worth up significantly than that. If you're renting, expect /mo for a decent 3-bed in a safe area. The market is competitive but not impossible.

**Employment:**
hospitality is strong here. engineering is hit or miss. If you're remote, you'll love the cost of living. Average salaries are pricey for the area.

**Quality of Life:**
I have mixed feelings honestly. The outdoor scene is excellent - we have rivers within easy driving distance. Dining has gotten so much better in the past few years.

**Schools (if relevant):**
Varies hugely by district. Maple Ridge schools are tough. If you have kids, this should be your number one factor in choosing a neighborhood.

**The Bad:**
I'd be lying if I said everything is great. Homeless population growing downtown. Limited entertainment options. And job market can be frustrating.

**Bottom line:**
For retirees, I'd say this is a 8/10. Would recommend to anyone considering it.. Feel free to ask specific questions - happy to help.

I've lived in East for about 1 years now, so I can give you a pretty detailed perspective.

it's been a really good experience overall. When I first moved here from Baltimore, I was surprised by housing market. It took some adjustment but now I wouldn't trade it.

A few things worth knowing:
- Growing food and restaurant scene
- Good healthcare facilities
- The food scene scene is decent

The downsides:
- Rising rent and home prices
- Far from beaches/mountains

Overall I'd rate it 8/10 for remote workers. Good luck with whatever you decide..

From a safety perspective, it really depends on the area. Some neighborhoods are excellent, others not so much. Do your research on specific streets.

Gonna give a different perspective here since most replies seem tough.

I've been here 9 years and it's been a really good experience overall. The thing nobody mentions is walkability. It's reasonable and it affects daily life more than you'd think.

That said, the safety is legit. And if you're into skiing, this place is surprisingly good.

Neighborhood matters A LOT here. The Fairview side vs the Riverside side are basically different cities. Make sure you visit both before deciding.

Definitely worth checking out..
