Rent vs buy in Lamar -what makes sense?

Not sure if this has been asked before, but Household incomes average around $58,487 in Lamar. Homes are going for about $137,100 on average. It's a very car-dependent city, for better or worse. Am I overthinking this? Cheers. Cost of living is definitely rising, but still manageable.

We moved here with our family and it exceeded my expectations. Schools in Uptown area are challenging. Kids love it here.
