Is Lamar still affordable?

Curious what people think. I grew up here but left for a while. Homes are going for about $114,800 on average. The unemployment rate is 1.3%, which is pretty low. Traffic can be rough during rush hour, no sugarcoating that. The weather takes some getting used to. Should I be concerned? It's changing...
