What I wish I knew before living in Lancaster

Just moved here 15 months ago and Average temperature is around 62°F, so the weather is moderate. Poverty rate is 12.3%, which is around average. Rent is about $1,696/month for a decent place. Homes are going for about $409,100 on average. Honestly, I think it's a great place if you know where to look. The school system varies a lot by neighborhood. Let me know your thoughts. OK so I've been meaning to write this for a while. I moved here 15 years ago from Atlanta and here's my honest breakdown:

Housing: Lots of new construction which should help. We're paying /mo for a 4-bed in Meadowbrook. It's better than expected for what you get.

Jobs: The market is competitive right now, especially in real estate. If you're in healthcare you might struggle.

People: Generally better than expected. It took about 15 months to build a solid friend group.

Food: underrated. Tons of options if you like seafood.

Great question. I'll try to be comprehensive here.

I'm a project manager who relocated here from San Diego about 15 years ago. The main reasons were family and work.

Pros I've experienced:
- Good healthcare facilities
- Lots of new development happening
- Good internet infrastructure

Cons that are real:
- Urban sprawl is real
- Limited entertainment options

Financially, we've found it challenging compared to where we came from. The market is competitive but not impossible. Groceries are pricey, gas is challenging.

Socially, it's not perfect but it works for me. Would recommend to anyone considering it..

Background: I'm a lawyer, 28, moved here 15 years ago from Baltimore. I've lived in The Heights and Old Town, and traveled to most parts of the metro.

**What I love:**
1. Great outdoor activities nearby
2. Active local events and festivals
3. Affordable housing options
4. The people are generally surprisingly good - I found my community within the first year

**What I don't love:**
1. Not very walkable outside downtown
2. Limited shopping options
3. The community vibe situation is growing and doesn't seem to be improving

**Neighborhoods I'd recommend:**
- The Heights: Great for remote workers. tough vibes, walkable.
- Old Town: More affordable, family-friendly.

- Without naming names, stay away from areas east of downtown until you know the city better.

**Cost comparison:**

Real talk - this place is not for everyone, and I think that's OK.

If you value healthcare, you'll love it. The job market is genuinely average and I've found I have mixed feelings honestly. My neighborhood (East) is wild and I feel safe walking around at night.

But if you're coming from Austin, be prepared for the culture shock. community vibe is completely different here. And Nightlife is limited.

My advice would be to visit for at least a week before committing. Rent first, don't buy. And explore multiple neighborhoods - they're all different.
